When a roof leaks in one spot and the rest of the roof is fine, the answer is almost always flashing: the metal that seals the joint wherever the roof plane is interrupted.
Chimneys. The step flashing up the sides and the counter-flashing let into the mortar joints both fail, and so does the mortar itself. Sealant smeared over an old joint buys a season. To fix chimney flashing properly the metal is replaced and re-let into the brick, which is a half-day job rather than a caulking job.
Skylights. A skylight leak is usually the flashing kit around the frame rather than the glass unit, and on an older unit it can be the seal itself. Skylight repair in Toronto is worth doing at the same time as any nearby roof work, because the flashing and the surrounding shingles come apart together anyway.
Walls and dormers. Anywhere a sloped roof runs into a vertical wall there is step flashing behind the siding. When somebody re-roofs without replacing it, the leak turns up a year later, long after anyone would think to blame the new roof, and nothing to do with the shingles.

No. Attic condensation, a plumbing stack, a bathroom fan vented into the attic and an ice dam at the eaves all leave the same brown ring. That is why we look in the attic as well as on the roof. If it is not the roof, we will tell you that and you will not be charged for a roof repair.
Yes. Flashing, vent boots and shingle repairs can all be done cold; the materials just need handling differently and the work goes slower. What waits for warmer weather is a full tear-off, because shingles need heat to seal down. We will tell you which one your roof needs.
